Solid 3/4 inch thick hardwood flooring can last over 100 years and can be sanded and refinished new again approx 7 times. Normal sanding and refinishing is every 20-30 years depending on traffic.

tenants will destroy carpet, hardwood flooring can be sanded and refinished again over and over. Much better cost savings in the long run.

Good price on this flooring - http://www.hoskinghardwood.com/...-Longstrip.aspx?sId=2659
