Solid 3/4 inch thick hardwood flooring can last over 100 years and can be sanded and refinished new again approx 7 times. Normal sanding and refinishing is every 20-30 years depending on traffic.

tenants will destroy carpet, hardwood flooring can be sanded and refinished again over and over. Much better cost savings in the long run.
